    Builder's risk is a course-of-construction property policy carried by the owner or general contractor on an active construction project. It covers the structure under construction, on-site materials, and (often) equipment in transit. Modern carriers increasingly evaluate site-security posture during underwriting and require documented 24/7 monitoring on copper-heavy, vacant, or previously-claim-active jobsites — and offer 5–15% premium reductions when documented monitoring is in place.
